In today’s complex real estate market, what is required is someone working on your behalf, someone to negotiate the best possible price and terms for your, the tenant. We will function as your real estate department. This is the role Riddle Associates, Inc. takes with our clients, and one of the advantages of working with our firm.

Among our various services, Riddle Associates, Inc. is proud to offer Tenant Representation. Tenant Representation guarantees that your interests are represented by a qualified and experiences broker in any lease transaction.

What is Tenant Representation?

Typically, real estate brokers represent the owner or landlord. If the property is the broker’s listing, the broker has a written agency agreement with the landlord, and a legal obligation to negotiate the best possible deal for the landlord. This broker typically only discloses those things, which are favorable to the landlord. Unless otherwise specifies, cooperation brokers are subagents of the listing agent with the same fiduciary obligation to the landlord.

Conversely, a broker with an obligation to the tenant should disclose everything known relevant to you as the tenant. This broker has the obligation to negotiate the best possible deal for you. This is the role we prefer with our clients and one of the advantages of working with our firm. Unless you prefer a different arrangement, we receive our fee from the listing company, just as a traditional agent would.

What will we do?

Our function is to provide information, services, and advice regarding available properties. Initially, we listen to your requirements, determine which properties meet your requirements, and show those properties to you. We will advise on local market conditions, provide comparative process, help determine interior layouts, and help negotiate a lease that best meets your needs. We can also perform lease versus buy analysis, providing you with the advantages of purchasing versus leasing a given property.

At the time of lease renewal, we will advise on market conditions and help determine whether you should exercise renewal options or negotiate new terms.

What do we expect from you?

We seek to earn long-term relationships with our clients. We provide our time and services in the expectation of finding you and appropriate property, thereby earning a commission. In exchange, we ask that you work exclusively through us while we perform these services on your behalf. Should you become interested in a property that was not presented or discussed, please ask us. If another broker calls, we ask that you tell them we are representing you and ask them to call us. If they have property meeting your criteria, it will be included in our analysis. We will tell you about all known properties that meet your requirements. If you want to work with other brokers, we ask that you tell us during our initial discussions so that we can re-evaluate our role in assisting you with your real estate needs.
